23M, $75k base $10k bonus )projected to get a $5k raise in 3 months. $20k in cash, $55k in brokerage and $65k across retirement accounts (Roth 401k and Roth IRA). My lease is up in 12 months and heavily considering getting a condo for around $250k. Would it be wise to liquidate my brokerage for a 20% down payment or just build up a small 3.5% down payment of $8750 over the next year?
