Hello guys! I would like to ask your help. I have a 133sqm property located in the city’s future super highway. Since there is a future plan of the road we have made a setback according to the city engineering office. Our building itself became 70sqm given the setbacks on the highway and the setbacks on the back (facing a baranggay/village road).
After two weeks another problem came into place we have to adjust the design! Because the city engineers office told my contractor that from 16 meters from the center of the highway we have to adjust it to 22sqm to be safe from further highway expansions.
Instead of a commercial (front) and residential (back) the contractor and i decided to make revision in maximizing the 53sqm that is safe to build the building.
Please help! If i want to make the ground floor commercial (less than 6m frontage facing highway and less than 6m at the back facing baranggay road). Is parking also favorable at the back? Or only at front?
2nd floor is i wish to live there so will make it residential with two rooms. And i can rent it if i manage to look for more spacious property. 3rd floor is a rooftop with a bedroom too.
Is this a good idea maximizing the property? Thanks? And if wish to make the second floor commercial in the future? Is the residential safe to renovate? (2nd floor).
